How Does it Work?
Services we perform for owners –
We advertise and screen your potential tenants. We ensure the property meets all local, state and federal requirements. We take care of the “make ready” of the property so it will look its best for potential tenants. We handle all service calls 24/7 for your property. We collect all rents and redistribute proceeds to the owner on a monthly or quarterly basis. And, we will handle all tenant issues such as non payment of rent, abuse of the property etc.
Specifically we screen tenants by running a nationwide criminal background check, eviction search, credit check, verify employment, verify current and past rental references. Advertising consists of yard signs, Multiple Listing Service if necessary, Craigslist and Section8.com. A high percentage of time the yard sign brings the most inquires. Should we list the property in MLS the renter’s agent typically receives a commission of 50% of the 1st months rent.
Our management fees
• We charge 10% of the monthly rental rate while occupied. Discounts begin with 3 or more properties per owner.
• There is no charge while the unit is not occupied.
• For a new tenant we charge 50% of the 1st months rent. If the property is listed and leased via MLS then it’s 100% of the 1st months rent.
• Make readies are charged on an hourly rate of $30/hour per person.
• Materials such as paint and carpet are charged on a cost + 15%.
• Remodels and Updates are quoted on a per job basis.
Contracts, Leases, Forms –
We are members of Texas Apartment Association and use their leasing forms. For management contracts we use the one provided by the State of Texas (promulgated by TREC).
Distributions –
Owner distributions are made monthly or quarterly which ever the client prefers. Checks are mailed the third week of the month. For monthly distributors we require a $200 reserve be maintained for emergency repairs.
Repairs –
For repairs exceeding $200 we contact the owner for permission. For emergency repairs that affect the safety of the tenant or to prevent excessive property damage we will begin the necessary repair without the owner’s permission, of course we will be attempting to contact the owner to notify them of problem. The most common occurrence is a leaking water heater and storm damage. Most HVAC repairs can be completed the next day except for Sundays.
